Policies and Guidelines
Before reserving your stay, we encourage you to review our policies carefully. Taking a moment to read through the details before booking can help you plan with confidence, understand how the property operates, and make sure Fredrock is the right fit for your visit.
Policies
Thank you for booking with us at The Anchorage. By completing your reservation, you agree to the following policies.
Room Rates & Occupancy
All rates are per room, per night, and are subject to State and Local Taxes (currently 9%).
Occupancy per Room:
- Cabins 2, 3, 4, 5, 6, 10, 11: Up to 2 guests
- Cabins 9, 12: Up to 3 guests
- Cabins 7, 8: Up to 4 guests
- Motel Rooms 13–21: Up to 2 guests
An additional fee of
$15 per extra guest applies beyond standard occupancy.
Children under 12 stay free when occupancy limits allow.
Reservations must match the total number of guests in your party.
Cancellations & Modifications
- Cancellations made up to 14 days prior to arrival will receive a full refund minus a $25 administrative fee per unit.
- Cancellations within 14 days, shortened stays, or early departures are non-refundable, unless the unit is successfully rebooked.
Reservations made through third-party platforms (Expedia, Booking.com, TripAdvisor, etc.) are subject to their own policies and are typically non-refundable. Please refer to the respective platform for details.
Check-In & Check-Out
- Check-in: After 3:00 PM
- Check-out: By 11:00 AM
We offer a fully electronic check-in and check-out process. Prior to arrival, you will receive instructions via email.
Parking is available directly next to your cabin or room.
For assistance, please contact us between
8:00 AM and 9:00 PM.
If arriving after 9:00 PM, please notify us in advance for late check-in instructions.
Parking
- Cabins include parking for up to 2 standard vehicles
- Motel rooms include 1 parking space per unit
If you are traveling with oversized vehicles or additional cars, please contact us in advance for arrangements.
Payments
- A deposit equal to one night’s stay (including tax) is charged at the time of booking
- Remaining balance is charged 3 days prior to arrival
We accept
Visa, MasterCard, AMEX, and Discover.
All rates are subject to Maine State Sales Tax (currently 9%).
Housekeeping
All accommodations are professionally cleaned prior to arrival.
- Daily housekeeping is not provided during your stay
- Linens and essentials are included
- Additional items are available upon request
An additional cleaning fee (starting at $100) may apply if the unit is left in excessive condition, including:
- Excessive trash or mess
- Dirty dishes left behind
- Stains or spills
- Strong odors from smoke, cooking, or pets
Guest Policy
Only registered guests are permitted on the property between
8:00 PM and 10:00 AM.
Visitors during other hours must be approved in advance.
No Smoking Policy
The Anchorage is a
non-smoking property.
Smoking is strictly prohibited anywhere on the premises.
A $250 fee will be charged for violations.
Damage Policy
Guests are responsible for any damage to the property during their stay, including:
- Broken or missing items
- Damage to walls, furniture, or fixtures
- Stained or damaged linens
- Tampering with detectors or equipment
- Pet-related damage
If damage is identified after check-out:
- The issue will be documented
- An invoice will be issued
- Charges will be applied to the card on file
